UP RERA Approves 11 Projects: Noida Region Leads on Investment
UP RERA approved 11 projects worth ₹2,086.06 crore at its 215th meeting. Two in Gautam Buddh Nagar hold most of it. District breakdown and how to verify.

Analysis of Moneycontrol Hindi's report of 3 October 2026 on the 215th UP RERA authority meeting. All figures are the report's own. Our earlier brief on this approval gave the headline; this piece adds the district breakdown and the verification steps.
At its 215th authority meeting at its Lucknow headquarters, UP RERA approved 11 real estate projects across five districts, with a reported total investment of ₹2,086.06 crore and 1,873 homes and shops. Gautam Buddh Nagar, the district that holds Noida and Greater Noida, had only 2 of the 11 projects but the largest investment, about ₹1,800.36 crore for 1,398 flats. The report names no developers or projects, so no buyer should assume that any specific project was among them.
What did UP RERA approve at its 215th authority meeting?
According to Moneycontrol Hindi, the authority reviewed the project proposals submitted by promoters and gave final approval for registration to 11 projects after they met the legal requirements. The report was filed from Noida by Pawan Gupta. The table shows the district-wise figures as reported.
| District | Projects | Type | Reported investment (₹ crore) | Homes or shops |
|---|---|---|---|---|
| Gautam Buddh Nagar (Noida and Greater Noida) | 2 | Residential | 1,800.36 | 1,398 flats |
| Lucknow | 5 | 2 residential, 3 commercial | 169.53 | 198 |
| Ghaziabad | 2 | Residential | 106.84 | 211 homes |
| Barabanki | 1 | Residential | 5.78 | 53 homes |
| Moradabad | 1 | Commercial | 3.55 | 13 shops |
| Total | 11 | 2,086.06 | 1,873 |
The district rows add up to the reported totals for projects, investment and units, which is a useful consistency check on the source.
Why do two Gautam Buddh Nagar projects account for most of the value?
The report does not explain, so we can only describe the numbers. Using the reported figures, Gautam Buddh Nagar holds 2 of the 11 projects but about 86% of the investment (₹1,800.36 crore of ₹2,086.06 crore) and about 75% of the units (1,398 of 1,873). Those percentages are our arithmetic, not the report's. They work out to an average of 699 flats per Gautam Buddh Nagar project, against roughly 40 units per Lucknow project.
These are therefore large-format residential projects. For a buyer, scale matters in a practical way: a project of several hundred flats is usually built in phases over years, so the registered completion date, the phase structure and the quarterly progress updates matter more than the headline investment figure. Gautam Buddh Nagar covers both Noida and Greater Noida, and the report does not say which of the two the projects are in or which developers are behind them.
Were any M3M, Smartworld or Max Estates projects among the 11?
The report does not name a single developer or project, so we cannot say, and nobody should assume it. Linking this batch to a particular address in Sector 72, 94, 97, 98 or 128 would be a guess. What the news is good for is a reminder to run the same registration check on any project you are considering, whoever the developer is:
- M3M The Cullinan (Sector 94) and M3M The Line (Sector 72), both by M3M
- M3M Jacob & Co Residences (Sector 97), by M3M
- Smartworld Residences by ELIE SAAB (Sector 98, per Realty Today), by Smartworld Developers
- Estate 128 by Max Estates (Sector 128), whose project page shows UP RERA registration details for buyers to match against the portal
This is a list of projects a Noida buyer is likely to compare, not a ranking or a recommendation. We do not reproduce any registration number here, because a number should be read from the register itself, not from a third-party article.
What does a UP RERA registration actually give a Noida buyer?
- Disclosure: the promoter, project details, layout and declared timeline become part of a public record you can read.
- A separate account: the RERA Act, 2016 requires promoters to deposit a defined share of the money collected from buyers, 70% under the Act, in a separate account for construction and land cost. Confirm the current rule text on the UP RERA portal.
- A registered timeline: the registration states a completion date, and any extension is recorded.
- A complaint route: a buyer can take a grievance to the regulator.
Registration is not an endorsement. It does not guarantee delivery, quality or price. The report quotes UP RERA Chairman Sanjay Bhoosreddy as saying that approved projects will now be monitored continuously so that builders deliver on time, and that buyers' interests will be protected under the RERA law. Treat that as the regulator's stated intent and check each project's own updates.
How do you check a Noida project against the UP RERA register?
- Get the registration number from the developer's material and from your booking documents. Ask for it in writing if it is missing.
- Open the UP RERA portal and search by promoter name, project name or district (Gautam Buddh Nagar).
- Match the promoter's legal entity on the register with the entity named in your agreement and on your payment receipts.
- Read the registered completion date and note any extension.
- Check that the tower, phase and unit count on the register match what you are buying.
- Read the latest quarterly progress update and compare it with what you see on site.
- Look for complaints or orders against the project or promoter.
- Confirm that the bank account you pay into matches the project account on record.
