A new report on India's branded residences shows where the market is heading, and how much Noida buyers are paying for a brand name.

Branded residences in India sell at an average ticket of ₹8.81 crore, and Delhi-NCR holds 47% of the country's branded-residence supply, according to CRE Matrix's September 2026 report, as reported by Business Standard. In Noida, branded projects command a 26% premium over comparable projects nearby, so a buyer should know exactly what that premium pays for before booking.

What did the CRE Matrix report find?

CRE Matrix, a real estate data analytics firm, tracked branded residences across ten Indian markets in its report Luxury Branded Residences: Market Overview & Performance Analysis (September 2026). Its headline findings, as reported by Business Standard:

  • An average ticket size of ₹8.81 crore across India, with North India at ₹9.5 crore and West India at ₹10.8 crore.
  • Developers launched 3,181 branded units in 2025, more than three times the 1,015 units added in 2024, and another 1,975 units in January to September 2026.
  • Cumulative supply of 10,452 units, of which buyers had absorbed 68%. Of the 1,975 units launched in 2026 so far, 1,616 were absorbed.
  • Transaction value estimated at ₹17,117 crore for 2026, against ₹16,942 crore in 2025.

Why does Delhi-NCR lead branded-residence supply?

North India holds 4,939 of the 10,452 branded units counted, or 47%, and Delhi-NCR has the most branded projects of any market in the report, at 15. The lead has widened recently: the North accounted for 3,891 of the 5,156 branded units launched across all regions in 2025 and the first nine months of 2026.

For Noida, that means the branded format has moved from a novelty to a category buyers will meet more often, particularly along the Noida Expressway. Two branded projects in Noida are documented: M3M India's Jacob & Co Residences in Sector 97, tied to the jewellery and watch brand Jacob & Co, and Signature Residences by Elie Saab in Sector 98, announced in January 2026 by M3M India and Smartworld Developers. The report lists Elie Saab among the leading brands nationally by supply, at 979 units.

How much more do branded homes cost in Noida?

CRE Matrix measured the premium branded projects command over comparable projects in the same catchment. Noida's premium was 26%, the same as Mumbai's, against an average of about 32% across the seven cities measured. Pune recorded the highest premium at 44%.

Read that figure as a market average, not a price for any one project. A 26% premium on a large home is a substantial sum, which is why the questions below matter more than the brand on the gate.

What do buyers actually get for the brand premium?

The report shows branded supply is dominated by large homes: four-bedroom-plus units form 43% and three-bedroom homes 38%, together 82% of all branded units. In North India the average carpet area was 1,742 sq ft for a three-bedroom home and 2,926 sq ft for four bedrooms or more.

What the brand itself contributes varies by agreement. Non-hospitality brands, such as fashion, design and lifestyle names, account for 73% of branded supply nationally; hospitality brands such as Westin, The Leela and Ritz-Carlton account for the rest. A hospitality brand may run services in the building; a fashion or design brand may only shape interiors. The difference should be in writing.

What should a Noida buyer check before paying a brand premium?

  • What the brand is contractually responsible for: design, interiors, services, or only the name.
  • What happens to the branding and the services if the brand licence ends after possession.
  • The all-in price in writing: base price, GST, parking, club membership and maintenance, so the premium is visible.
  • The project's registration, sanctioned plans and quarterly updates on the UP RERA portal (up-rera.in).
  • How the price compares with unbranded luxury projects in the same sector, such as other projects on the Noida Expressway.
