Housing demand up 8.2%: why Noida's premium homes outpace its market
Magicbricks' Jul-Sep 2026 PropIndex: India's housing demand rose 8.2%, Noida's 2.6%, yet demand for Noida homes above ₹3 crore jumped 19%.

Festive buying lifted India's housing market in July to September 2026. In Noida, the lift came almost entirely from the top end.
India's housing demand rose 8.2% quarter on quarter in July to September 2026, according to Magicbricks' PropIndex. Noida's overall demand grew only 2.6%, but demand for Noida homes above ₹3 crore rose 19%, and new supply in the ₹3 to 5 crore band jumped 59%. Noida's market is being pulled by premium buyers and premium launches.
What did the Magicbricks report say about India?
Magicbricks measures demand as the volume of property searches on its platform and supply as the volume of active listings. For July to September 2026 (Q2 of FY27), its PropIndex found:
- National demand up 8.2% on the previous quarter, as festive-season buyers returned, but still 9.6% below a year earlier.
- Supply up 1.9% nationally, well behind demand.
- Prices up 1% nationally, with Mumbai and Chennai recording the strongest quarterly rises.
- Mid-sized homes of 750 to 2,000 sq ft and two- and three-bedroom flats remaining the most sought-after configurations.
How did Noida compare with the national trend?
Noida grew more slowly than the country on demand and faster on supply. Searches rose 2.6% in the quarter, active listings rose 7.5%, and Magicbricks' rate index for Noida rose 0.4%. Inventory, in other words, built up faster than buyer activity.
The overall figures hide a sharp split. Demand for homes priced above ₹3 crore rose 19% in Noida, and new supply rose 59% in the ₹3 to 5 crore segment and 32% above ₹5 crore, the strongest premium supply growth of any city in the report.
Why is Noida's premium segment growing faster?
Magicbricks attributes much of Noida's momentum to infrastructure: the Noida International Airport at Jewar, metro and expressway extensions, and the New Noida master plan. Developers have responded at the top of the market. Luxury launches along the Noida Expressway include M3M India's The Cullinan in Sector 94 and Jacob & Co Residences in Sector 97, while Godrej Properties, ATS and Mahagun are among the developers with the most active listings in Noida, according to the report.
The risk for buyers is the mismatch. Noida's demand is still concentrated at lower ticket sizes: 32% of searches are for homes up to ₹75 lakh, while only 12% of supply sits in that band. Premium supply is growing faster than premium demand, which can give buyers in that segment more room to negotiate.
What does this mean for a Noida buyer right now?
- In the premium segment, more launches mean more choice: compare several projects in the same sector before committing, and ask for the all-in price in writing.
- In the mid and affordable segments, supply is thin relative to demand, so ready homes in established sectors may move quickly.
- Treat Magicbricks rates as averages of listed asking prices, not registered transaction prices, and check registered values on IGRSUP (igrsup.gov.in).
- Verify any project's registration and progress on the UP RERA portal before paying a booking amount.
