The latest Magicbricks PropIndex for Noida, read for buyers: what homes are listed at, where people are searching, and where supply and demand do not line up.

Noida's average residential rate on Magicbricks reached ₹14,150 per sq ft in July to September 2026, about 22% higher than two years earlier, according to the platform's PropIndex. Ready-to-move homes averaged ₹13,396 per sq ft and under-construction homes ₹16,050. Three-bedroom homes lead both demand and supply, but most buyers search below ₹1.5 crore while most listings sit above it.

What is the average property rate in Noida in 2026?

Magicbricks' rate index is the weighted average of listed asking prices on its platform, not registered sale prices. On that measure, Noida's average rose from ₹11,625 per sq ft in July to September 2024 to ₹14,150 in July to September 2026. Most of the rise came by mid-2025; since then the average has moved only slightly, from ₹14,018 at the end of 2025 to ₹14,150 now.

  • Ready-to-move homes: ₹13,396 per sq ft, down 0.3% on the quarter.
  • Under-construction homes: ₹16,050 per sq ft, up 0.2% on the quarter.

How do Noida rates vary by BHK and property type?

Average listed rates by configuration in July to September 2026:

  • 1 BHK: about ₹10,500 per sq ft (up 4.8% year on year).
  • 2 BHK: about ₹11,000 per sq ft (up 6.2% year on year, the strongest annual rise).
  • 3 BHK: about ₹12,900 per sq ft (up 3.6% year on year).
  • Larger than 3 BHK: about ₹18,100 per sq ft (up 3.5% year on year, and up 2.1% in the quarter).

By property type, builder floors averaged about ₹6,000 per sq ft, multi-storey apartments ₹12,800, independent houses ₹19,500 and villas ₹20,100.

Which Noida areas have the most demand?

Magicbricks ranks micro-markets by the number of searches. The most searched in July to September 2026, with their average listed rates:

  • Noida 7X (near the FNG corridor): ₹13,857 per sq ft.
  • Vikas Marg (near Noida Extension): ₹13,497.
  • Noida Expressway South (towards Pari Chowk): ₹13,706.
  • Dadri Main Road: ₹15,942.
  • Noida Expressway Main (up to Sector 93B): ₹17,693.
  • Central Noida (near Golf Marg): ₹15,813.

The same areas also have the most listings, so search interest and supply are concentrated in similar parts of the city.

Where do Noida's demand and supply not match?

Buyers search across the market, but listings lean premium:

  • Budget: 32% of demand is for homes up to ₹75 lakh, but only 12% of supply. Meanwhile 32% of supply is in the ₹1.5 to 3 crore band, 18% in ₹3 to 5 crore and 10% above ₹5 crore.
  • Configuration: 3 BHK homes are 45% of demand and 53% of supply; 2 BHK homes are 39% of demand but only 26% of supply.
  • Size: homes of 1,250 to 2,000 sq ft are well matched (40% of demand, 43% of supply), but 2,000 to 3,000 sq ft homes are 20% of supply against 10% of demand.

For buyers, the larger and pricier end has more inventory than takers, which tends to favour negotiation; compact 2 BHK and affordable homes are scarcer relative to demand.

Which developers and projects lead Noida listings?

By share of active listings, the PropIndex names Amrapali Group, Godrej Properties, Jaypee Greens, ATS, ACE Group, Mahagun, County Group, Prateek Group, ABA Corp and Supertech among Noida's leading developers. In its news round-up for the quarter, the report also notes that M3M India emerged as the highest bidder for a 12.5-acre mixed-use land parcel in Sector 108, with a bid of ₹1,839 crore (as reported by Moneycontrol), and that Jaypee Infratech plans to invest about ₹3,000 crore to complete stalled Noida housing projects.

How should a buyer use these figures?

  • Use the averages to judge whether a quote is in the normal range for its configuration and area, not as the price of any project.
  • Compare listed rates with registered transaction values on IGRSUP (igrsup.gov.in) before negotiating.
  • For under-construction homes, check the project's registration, completion date and quarterly progress on the UP RERA portal.
