M3M plans 10 million sq ft of branded homes: what it means for Noida
M3M India says it will grow its branded-residences portfolio from about 6.9 to 10 million sq ft by end-2026 and has launched Black Circle. What Noida buyers should check.

Noida real-estate news. Reported by The Economic Times on 29 October 2026. All figures are the company's own, as quoted in that report; verify project-specific facts with the developer and on the UP RERA portal before acting.
M3M India says it plans to grow its branded-residences portfolio from about 6.9 million sq ft to 10 million sq ft by the end of 2026, targeting an additional topline of Rs 13,400 crore, and has started M3M Black Circle, an invitation-only privilege programme for owners of its branded homes. For Noida, where M3M's Jacob & Co project sits in Sector 97, it signals that brand-linked luxury housing is becoming a bigger part of the Noida Expressway market, but the brand name does not change the checks a buyer must run.
What did M3M announce?
According to The Economic Times, M3M India, together with Smartworld, has built a branded-residences portfolio of three Trump developments, two ELIE SAAB developments and one Jacob & Co development. The company puts that portfolio at roughly 6.9 million sq ft with around 500 owners, and says it wants to reach 10 million sq ft by the end of 2026. It also told the paper it is in advanced discussions with other global luxury brands for new collaborations in Indian real estate. These are company figures and plans, not completed or registered projects, and the report does not say where the additional area will be built.
The second part of the announcement is M3M Black Circle, described as a private, invitation-only platform that gives branded-home owners access to the brands' founders and curated experiences. Its first event was in Paris, where owners of Jacob & Co and ELIE SAAB residences met Jacob Arabo and Elie Saab Jr. Robin Mangla, President of M3M India, was quoted saying luxury is now defined less by what you own than by "who you know and where you are welcome".
Which of these branded projects are in Noida?
Two of the brands named in the report have Noida addresses. M3M's Jacob & Co Residences are in Sector 97, and the ELIE SAAB-branded residences announced with Smartworld are in Sector 98, both on the Noida Expressway. We have covered both in M3M Jacob & Co and Elie Saab: Noida branded homes explained. The report does not say how much of the planned 3.1 million sq ft of new branded area, if any, will be in Noida, so treat any sales pitch that ties a specific new Noida tower to this target with caution until it appears on UP RERA.
M3M is not the only developer bringing brand-linked homes to Noida. Nimbus Realty and BOP.in announced a branded project in Sector 168 in September, and other developers are adding serviced and hotel-managed formats along the Expressway. Comparing several branded options, rather than one, is the best protection against paying for the label alone.
Does a programme like Black Circle add value for a buyer?
Owner programmes, events and brand access can matter to some buyers, but they are not part of the property and are rarely written into the sale documents. Before giving them weight, ask three things in writing. Is the programme mentioned in the builder-buyer agreement or only in marketing? Who pays for it, and can it end or change? And does it continue for a resale buyer, or only for the first owner? If the answer to the first question is "marketing only", value the home without it.
What should a Noida buyer check before paying a brand premium?
- RERA registration: confirm the exact tower or phase on the UP RERA portal, including the approved plan and the promised completion date. Our papers-to-ask-for checklist lists what to request.
- The brand licence: ask how long the brand agreement runs and what happens to the name, design standards and services if it ends. We explain the risk in what if the brand licence ends.
- Running costs: branded and hotel-managed homes usually carry higher maintenance charges. Get the estimated monthly charge per sq ft in writing and ask who the operator is.
- Price against non-branded neighbours: compare the per sq ft rate with ready and under-construction luxury projects in Sectors 94, 97 and 98, using registered transaction data where you can, not asking prices.
- Resale demand: branded homes are a small, new segment in Noida with little resale history, so plan to hold for the long term.
What does this signal for the Noida market?
A developer committing publicly to a 45 percent larger branded portfolio within about 14 months suggests it sees steady demand for brand-linked luxury homes, and the Noida Expressway is one of the places where that demand is being tested. For buyers, it is likely to mean more branded launches and more marketing around access and experiences. The useful response is the same as for any premium project: rely on RERA records, written commitments and comparable prices, not on the brand story.
